What to tell us
The more of this you have, the closer the first estimate lands:
- The address, or at least the suburb — Wollongong, Shellharbour, Kiama, Wingecarribee and Shoalhaven are five different councils with five different processes.
- What is being demolished — a whole house, a garage, an internal strip-out, a pool, a slab.
- Roughly when it was built. This is the asbestos question. Anything pre-1990 gets treated as potentially containing asbestos until tested.
- Single or two storey, and the approximate footprint.
- Access — driveway width, slope, whether a truck can get onto the block, and what is next door.
- Whether you have an approval yet, or need to know what is required.
- What you are doing next — building, selling, or just clearing. It changes how the site should be left.
Why we insist on a site visit
Demolition has more hidden variables than almost any other trade. What is in the walls, what is under the slab, what the neighbouring structures are attached to, and how many truck movements the access allows are all things you can only establish by standing on the block.
A firm price quoted over the phone on a pre-1990 house is a number that will change. The site assessment costs nothing and it is the difference between a price and a starting bid.
What happens next

- Where the age or the materials warrant it, an asbestos survey before pricing is finalised — because it changes the job, not just the total.
- A written price with the disposal assumption stated and the variation process set out.
