The Illawarra's growth corridor
The West Dapto Urban Release Area is the largest planned growth area in the region, and that shapes the demolition work here. Where suburbs elsewhere in the Illawarra generate occasional knock-downs, this corridor generates a steady flow of them: older houses on large blocks being replaced, rural buildings cleared as land changes use, and site preparation ahead of new construction.
Dapto itself, along with Brownsville, Kembla Grange, Horsley and Koonawarra, also carries a solid stock of post-war housing now reaching the point where rebuilding beats renovating.
Access is the good news
Dapto and West Dapto sit on flatter, more open land than the constrained coastal strip further north. That has a direct effect on demolition cost.
An excavator can generally get onto the block without difficulty. Trucks can usually be loaded on site rather than from the road under a permit. Wider blocks mean fewer, fuller loads instead of many small ones.

Knock-down rebuild, done properly
Most of what we quote here is the first stage of a rebuild, and the jobs that go well have two things in common.
The builder's requirements are established first. What level should the block be left at? Is the slab going, and to what depth? What about the driveway, the fences, the retaining structures? The approvals and disconnections start early. Service disconnections — power, gas, water, sewer, telecommunications — routinely take weeks, and they are the most common cause of a delayed start. Land in transition
West Dapto blocks moving from rural to residential use bring considerations that suburban demolition does not.
Old farm structures frequently contain asbestos cement roofing and cladding. Agricultural sites can hold buried waste, former fuel or chemical storage and unidentified fill, all of which need assessing before anything is loaded out. Disused water infrastructure — tanks, troughs, bores — may need dealing with.
And vegetation is a separate approval. An approval to demolish a building does not authorise removing trees, and Wollongong City Council's controls apply. See site clearing.
Asbestos in the older Dapto housing
The post-war housing through Dapto, Brownsville and Koonawarra falls inside the period when asbestos cement was standard, as does the older stock across the neighbouring southern suburbs — Unanderra, Berkeley, Warrawong and Cringila.

What is involved in a knock-down rebuild?
Demolition of the existing house, removal of the slab, driveway and any outbuildings, and leaving the block level and clear enough for a surveyor to peg out. Coordinating with your builder early matters — they may want the site left at a particular level or the slab removed to a particular depth, and that is much cheaper to specify before the quote than to arrange afterwards.
